Heritage-listed Tramsheds, formerly known as the Rozelle Tram Depot, was completed in 1904 with an additional shed added in 1909. Designed in the Federation Free Style by the NSW Government Architect, the predominantly brick buildings, with distinctive steel framed saw tooth roof structure, is significant in its early use of modular construction. Largely derelict for decades, vandalism, graffiti, overgrowth and rust had taken over.

Adapting and conserving the Depot into a destination community, education and food precinct required a team of experts to provide guidance and careful understanding of the authority requirement of the CMP and Burra Charter. Providing 6,200 m2 of lettable retail space and 500m2 community space, the project brought together a team of talented experts working with Mirvac Design in Heritage (Graham Brooks and Associates), Concept Design (Esquisse Design Studio), Speciality Area Interior Design (Woods Bagot) and other select consultants.

Initial concept design led to the direction of creating a European style food hall, providing the required community use and ability to not only preserve and respect the depot structure, but enabling it to be celebrated and reinvented.

The tenancy guidelines were expertly crafted, allowing enough flexibility within a framework to meet the requirements of the owner, authority requirements, market expectations, appropriate use and a diversity of design excellence.

The overall plan of the market hall developed through various iterations, and the final built arrangement provides a framework within which a diversity of spaces have been provided.

Spatially arranged in a grid to reflect the modularity of the existing structure, an insertion of lightweight elements form the boundaries of the tenancies. An intermediate grid is suspended at a scale to create intimacy and containment of the tenancies.

Integral to the place making of the retail precinct is the Tramsheds Manifesto:

2. Social Space - Build a hub for experience and learning, not just shopping.
3. Helping Hands - Be known Sydney - wide for happy and helpful service.
4. Never Stand Still - Constantly evolve: daily, weekly, seasonally.
5. Love Thy Neighbour - We will be a platform for, and participate in neighbourhood life.
6. Entertaining, Engaging and Humorous - Endlessly entertaining and engaging.

The interior space was visioned following three main principles: place, people and produce. The architecture and history of the space was reimagined to become an exciting place to experience, learn and shop. Designing for people is at the core of the concept of Tramsheds. Through the producers whose goods are on offer, the providores, the chefs, the staff, the community and the customers, it is all about life. As a market, the produce is at the core.

Following the intent of the Conservation Management Plan, the revitalised interior has been carefully retained in a similar volumetric and spatial arrangement. The depot spaces forming the market hall and carpark are open and spacious, flooded with light. The administration and office building provides smaller more intimate spaces to tenancies, and for amenities, storage, and specialty functions spaces.
